A Note From The Publisher
Please forgive the lack of a message from me this month. My daddy passed away on February 29th and as you may imagine, it has been a difficult time. I have spent every moment possible with him over the past 2 or so weeks, as he was declining fast due to an unexpected surgery.
I do want to write about the details of daddy's particular situation because it is important. My family and I do not want this to ever happen to anyone else, so it is vital we speak out. Thank you for your patience and hopefully, the things I have to write about next month, will be worth the wait. There will be more than one interesting read from me in our April issue. Please keep my family in prayer as we let go of this magnificent, Christian, one of a kind man who called me his "little bitty buddy" and whom I called, "daddy."

Dust off your boots and get ready to rodeo again this year! The 5th Annual Westonwood Ranch PCA Rodeo
returns to the City of Freeport Sports Complex March 22nd –23rd. You don’t want to miss some of the nation’s
top cowgirls and cowboys compete. So, bring the family and friends for a fun-packed weekend!
Contestants will compete in events including Bareback Riding, Calf Roping, Saddle Bronc Riding, Steer Wrestling, Breakaway Roping, Barrel Racing, Team Roping, and Bull Riding. Rodeo gates open at 6 p.m. with a 7:30 p.m. each night. Come early to enjoy live pre-rodeo entertainment at 6:30 by David Gautreau, food vendors, children’s inflatable play area and more!
“We are so thankful for the partnership with Walton County Sheriff’s Office, the City of Freeport, our 2024 Presenting Sponsor New Life Church and other community sponsors that make it possible to raise funds that help support our programs,” said Lindy Wood, Founder of Westonwood Ranch. “So many youth with developmental disabilities miss irreplaceable opportunities to gain critical life skills and job skills needed to lead an independent life. These special individuals want the same thing as we do — to be fully participating members of society”,.
The professionally sanctioned rodeo benefits Westonwood Ranch, an organization whose mission and programs serve teens and young adults with Autism and related developmental disorders. Located in Freeport, it provides therapeutic programs designed to fill the transition gap from high school into adulthood by incorporating functional learning opportunities in a therapeutic farm environment. All net proceeds from the event go to support Westonwood Ranch programs.
More than five years ago, Lindy Wood had a dream—a dream of a program geared towards older youth and young adults with autism and special needs. She wanted to be able to offer more for her son, Weston, diagnosed with autism at age 2, and other teens and young adults affected by Autism. So, with a hope to create opportunities to develop and cultivate independent, life-changing skills, Lindy and her husband, founders of Westonwood Ranch, purchased a 40-acre tract of land in Freeport to begin a farm and, eventually, birth a new local non-profit.
In just a short period of time, Westonwood Ranch has grown into a sustainable, working farm providing life and vocational skills for adolescents and young adults in our area with varying developmental disorders. The farm offers a comprehensive, holistic learning program for full-time students, ages 12 through adult, that focuses on providing functional learning opportunities. Through hands-on ranch operations, students learn skills in aquaponic farming, animal feeding and care, kitchen operations, creative art exploration and fitness classes. Young individuals and adults with developmental differences learn to transition into independent living by
receiving hands-on, job skill training leading to employment opportunities.
Tickets for the Rodeo are $20 for adults and $15.00 for children 12 years and younger at the gate. Children ages
2 and under are free. There will be no presale of tickets, so spectators are encouraged to arrive early.

Football Great Warrick Dunn Speaks at All-Sports
Each year at this time, some of the area’s top high school, collegiate, amateur, professional, Special Olympics athletes and individuals who have fostered youth activities are honored during the annual All Sports Association’s (ASA) Awards Banquet. The ASA is a Northwest Florida non-profit organization whose primary mission is to help raise money for local youth-oriented non-
profit organizations with an emphasis on sports programs. The All Sports Association and its volunteers have raised more than $2 million in the last 10 years for our local youth and the promotion of youth athletics.
The annual awards banquet is used to identify, then recognize and honor some of the finest athletes from Northwest Florida who are contributing to their sports and their community. The recognized individuals not only excel in their sports, but also are at the top in academics and community involvement. Since 1970, the ASA has brought together the finest athletes in
Northwest Florida.
This year’s speaker, Warrick Dunn, joined a growing list of impactful past speakers—Herschel Walker, Tom Glavine, Bo Jackson, Nick Saban, Bobby Bowden, Paul “Bear” Bryant, Tim Tebow and Herm Edwards.
Dunn, a prominent figure in both college and professional football, was elected to the prestigious College Football Hall of Fame’s Class of 2024 in January! His road forged by this amazing accomplishment was inspired by his commitment to making a positive impact beyond the field. He began leaving his mark in college football history at Florida State University as a running back from 1993 to 1996. Dunn’s speed, agility and versatile playing style with the Seminoles made him a standout player and helped secure Florida State’s first national championship in 1993. Dunn became the first player in program history to rush for 1,000 yards
in three different seasons and left FSU as the program’s career rushing yards record holder, finishing his college career with more than 3,000 rushing yards. Dunn becomes the 11th FSU representative in the College Football Hall of Fame, including Dunn’s teammates Charlie Ward (2006) and Derrick Brooks (2016) as well as head coach Bobby Bowden (2006).
Having displayed his dynamic and multi-dimensional athletic ability, Dunn was picked as 12th overall by the Tampa Bay Buccaneers in the 1997 NFL Draft. His transitioned to the professional league seamlessly, quickly becoming an integral part of the Buccaneers’ offense. Throughout the 12 seasons of his NFL career, Dunn played for both the Buccaneers and the Atlanta Falcons,
not only winning the hearts of his fans, but also leaving an enduring football-great legacy on the program as a whole.
Dunn’s impact on the field was profound. He earned three Pro Bowl selections and surpassed the 10,000 rushing yards milestone during his tenure. His ability to maneuver through defenses with speed and finesse made him a formidable force in the league. Dunn’s consistency and dedication to his craft solidified his reputation as one of the league’s premier running backs. However, Dunn’s contributions extended far beyond his accomplishments on the football field. His was truly commited to philanthropy and community service. He established the Homes for The Holidays program and the Warrick Dunn Charities, aiming to provide affordable housing to single-parent families. This initiative was deeply personal to Dunn, as he lost his mother, a
police officer, during his college years, leaving him to take care of his siblings.
In 2007, he and other greats—Andre Agassi, Muhammad Ali, Jeff Gordon, Mia Hamm, Tony Hawk, Andrea Jaeger, Jackie Joyner-Kersee, Mario Lemieux, Alonzo Mourning and Cal Ripken, Jr.—founded Athletes for Hope. Dunn’s charity work reflected his empathy and desire to make a tangible difference in the lives of others.
In recognition of his contributions, Dunn received numerous accolades, including the Walter Payton Man of the Year Award in 2004, highlighting his excellence on and off the field. Celebrating 55 years this year, the weekend included the awards banquet held at the Emerald Coast Convention Center, and the 2024 Buck Smith FCA Breakfast with this year’s guest speaker
Isaiah Sanders. Isaiah is the winner of the 2021 Wuerffel Trophy and a United States Air Force Academy and Stanford University graduate.
All-sports weekend activities also included a golf outing and fish fry with guest speaker Colonel (retired) Kurt Buller. Through the efforts of the annual All-Sports banquet and summer golf tournament, and in addition to supporting local high school athletic programs, the association helps fund numerous worthwhile sports organizations and charitable causes. The primary

Destin has a thriving rental market with 6,100 active short-term rentals in Destin, almost equaling the number of households here at 6,400. There has been a 15.10% increase in the supply of short-term rentals in Destin over the last five years making it a great place for locals and non-locals to invest 1 . With the increase in people, comes the increased risk of theft and damage to property. I’m sure all of us have been a victim or know a victim of theft during these busy summer months. The Sheriff’s office confirms that crime, especially vehicle burglaries, increases during these months, but most of these thefts are entirely preventable. 90-95% of burglaries in Okaloosa County happen when the car is already unlocked. And goodoutside home lighting deters burglars by 80%. We want to make sure everyone and their property in town is properly protected against potential people or natural disasters that can harm your most valuable assets. The Okaloosa County Sheriff’s Office provided these tips for Burglary Prevention.
For your Car:
Lock, Take, and Hide. Lock your car doors, Take your keys, & Hide your belongings.
Many high-value cars have an extra key in their user manual, make sure you
take this out of your car an put it in a secure location.
Hide all valuables out of sight.
Park in well-lit and easily viewed areas.
*Beach access points, gyms, condos, and the mall are the most heavily targeted
areas.
Drive more cautiously in the tourist season assuming no-one knows how to use a round-
about or how to turn out of Chick-fil-a.
For you Home:
*Get a home security camera and alarm system.
*Trim bushes back to less than 3 feet and tree canopies are 6 feet or higher.
*Register for vacation watch during periods of time you’re away.
*Have Motion Lights to the outside of the home.
*Take photos of all valuables
*Report all suspicious activity to the Sheriff’s Office: Non-Emergency Number: 850-

Insurance Protection for Rental Properties
Insurance for rental homes generally insures very differently than your standard primary residence home. You shouldn’t assume that the coverage you have for your own home are the same as coverages for a property that is rented it out to others. They generally
have more vague language and less coverage. They can provide less coverage for extensive water damage, theft, and personal injury. Many times, these policies don’t even have clauses that include vandalism (when a tenant causes damage to the
property).
Situations with golf carts, bikes, and dogs that are in the rental homes are especially complicated and usually excluded from coverage. These three situations can result in the homeowner being responsible for any damage caused. We suggest not supplying
golf carts or bikes, having a separate policy for them, or having a very detailed waiver that the guest must sign before check-in.
One scenario we’ve seen before is a child ingested something in the house and had to go to the hospital, the medical bills that follow weren’t covered under the rental property insurance that may have been covered with a normal home-owner’s insurance policy. With many rental units being a source of income, please also pay attention to wording in your insurance dealing with “Loss of Use”. Sometimes this is not included and could mean that if a pipe burst in June, requiring extensive down-time to repair, the lost income from that time may not be recoverable.
Using a property management company can also provide additional protection for your rental property. Property management companies can have insurance coverage that fills in the gaps of Rental Insurance. IF you have a contract in place with them for
making sure damages are their responsibility, they can have a property damage clause and physical damage coverage. For example, a recent property management company filed a claim for $15,000 for damages done by the renters. This is money that

"Trust in the LORD with all your heart and lean not on your own understanding."
This is the very definition of faith. Taking everything to the Lord in prayer and completely trusting Him regarding every decision He makes. Once you are able to do this, you will be much happier and certainly more at peace. Our hearts can still be broken because we are human. We are not going to like or understand all of Father God's decisions but being able to accept them; knowing He loves us and has our best interest at heart; knowing He can see into the future while we can't; is one of the greatest life lessons of all to learn. This discovery was one of the greatest days of my life. How wonderful it is to lean on Him and know we can depend on Him to make all the best choices for us every step of life's way. Knowing He can take bad things and turn them into good; take heartbreaking moments and bring about blessings from it; this is one of His greatest gifts to us.
Do it now! Give all of your burdens to Him and leave them with Him, in confidence. This is what He is waiting for you to do. Your burdens will be lighter and your rewards will be many.
